There is one individual here in Inglis who insists on relating “facts” that he either does not know the truth about, or refuses to deal with same, honestly. He uses the Grapevine a lot. He advertises his deception, in the Bottom Feeder Gazette. The closest he gets to the truth is about half way, if it pleases his current “stand”.
The truth about real estate taxes in Inglis is as follows. You don’t have to take my word for it, the facts are part of the public record. You shouldn’t take his word for it, because his version is meant to mislead you, not help you.
Today, I will attempt a brief orientation and comparative overview of local real estate taxes. There has been a lot of teeth gnashing and misinformation bandied about that is both dishonest and unfair to the citizens of our town. What’s new? First, most of our communities in Levy County and the county itself have made token reductions in their millage rates, although many including the county are still higher than Inglis’. The Taxmaven told us just recently that every community in Levy had lower taxes than Inglis. Not true. Ignorance or bald faced lie, wrong either way.
I’m trying to keep this simple so that my new found readers who are affiliates of the Gang of Five don’t get confused. This is new ground for them and many will bail out before the bottom of the page. It is just physically impossible to see anything clearly when your head is up your rear.
Here at home, the real estate tax millage picture looks like this:
Proposed Last Year
Levy County 8.2741 8.3307 Schools 7.2550 7.2950
Wtr Mgmt .3658 .3818 Inglis 5.0000 4.5000
Totals 20.8949 20.5075
Now deduct last year’s millage rate total from the proposed millage rate total for this year. If you are using a calculator from this universe your total will be, .3900. This is 39 cents per thousand. Your ad valorem taxes after allowable deductions i.e. homestead exemptions will go up by this factor. First, take your assessed value. Deduct the homestead exemptions that you are qualified for and that is your adjusted assessed value for tax purposes. As an example, if your property is valued at $50,000 and you qualify for the basic Homestead Exemption ($25,000), your adjusted assessed value is $25,000.Your taxes are going to be $9.75 higher than they were last year.
What this means is, your total tax rate will be $20.895 per thousand of your adjusted assessment value. Your adjusted assessed value can include the basic Homestead Exemption (a deduction from your assessed value before the rate is applied) of $25,000. This one is conditioned on you living in the occupied property full time, as of January 1st, and not claiming the Homestead on another property. There are two additional Homestead Exemptions that have special conditions in order to qualify for the use of the deductions. Age is one of the conditions and how long you have lived in the property. There are also thresholds for taking the deductions. At any rate, for some property owners, they have $75,000 in deductions to apply to a portion of their annual assessed value. If you qualify for all three Homestead Exemptions you can use those on the county tax and you can use them on the Inglis tax. Otherwise, you can only use the regular Homestead on the schools tax levy and the Water Management District tax levy.
Now this doesn’t include any non ad valorem taxes or special assessments, such as the Fire Assessment for service and equipment. Just the real estate taxes.
The good news is the tax base values have stabilized. The previous commission’s decision to reduce the millage rate last year in the face of a rapidly declining tax base losing value, over the previous three years, was reckless and irresponsible. A feel good decision made by unknowledge able people. The Taxmaven, in particular, continues to misinform, and his parroting minions, who know even less than he does, are orchestrating this farce.
The Taxmaven’s Inglis taxes will result in an increase of a whopping $23.40, give or take a few dollars. $23.40 a year. When Taxmaven, spirits away in his motor coach, headed to Mobile, to piss away a few thousand dollars at the card tables, I bet that he is thinking that the $23.40 would sure come in handy to put towards the $400 fuel bill to get there and back!
Those Sorry Old People Living On The Dole
Monteverde, and his mindless plebes have taken me to task for living in a complex where my income and my expenses afford me a deduction in rent. He takes all three homestead exemptions; $75,000, a substantial, allowable, deduction in his real estate taxes. What is the difference between the two of us?
I am registered to vote. I happen to live in the city limits of Inglis. EX-Commissioner White does not, and never has. Commissioner Price has lived in a local motel since I got elected. For the last two months she’s spent three days in that motel room and has gone back to south Florida where she lives full time. She’s not a resident, she pays no taxes, and she is derelict in her responsibility to office. Doesn’t matter to the hypocrites.
Chew on this. Throwing out the absurd assumption that as an American you need to pay real estate taxes, to serve as an elected office holder, is something that a grade school dropout or a Nazis would believe. I served my country honorably. Several of these upstanding citizens have not. If you’d like to play this game ask Monteverde if he’s ever been in the service. He won’t serve now, either. This foolish posture harks back to the old Jim Crow days where politicians kept oppressed minorities out of the polls.
Here’s a short test for you::
Losing two of your homes to foreclosure is not against any law in the United States, or its territories. Correct? Yes or No.
Commissioner Junk Yard has compiled a laundry list of speeding and traffic citations. Dozens. I don’t know about you, but I haven’t had a dozen tickets in sixty years driving a mule wagon, a tractor, various automobiles and trucks of all sizes. Junk Boy claims to be a race car driver. His track is the public road system. He is under indictment for FELONY DUMPING. The burial dumping is adjacent to a creek that empties directly into the Withlacoochee River. Is this just irresponsible folly or a dangerous threat to the public waiting for serious consequences? Yes or No?
Commissioner Sally Price has been gone from Inglis for two months. She missed every budget meeting. Did she deserve the two paychecks she received while gone and should she be questioning anything that concerns the town budget?
Thanx for comin’ out.
